Typical UK Loft Space

Many people want to maximise the space they have and often look to their loft to provide it. Regulations about headroom and insulation, however, mean many of these proposals do not meet the stringent requirements of planning law. The result is that many of these spaces remain unused and undeveloped.

The image below shows a typical UK loft space. Poor, degraded mineral wool insulation is placed between and over joists.

This insulation not only prevents the space being floored, and therefore the creation of usable space, it also significantly reduces the energy efficiency of the home. By allowing heat to escape from the body of the building into the cold vented loft space, the insulation allows heat to transfer to the outside air and dramatically increases heating and energy costs.

The Process

Our loft refurbishment package is a simple and efficient solution for creating additional space within your home.

We follow a tried and tested process and because we understand how daunting it can be we discuss and agree all aspects with you from the start, ensuring no hidden costs or nasty surprises.

The solution begins with a full survey of your home by one of our energy surveyors. They’ll fully explain our approach to you and discuss the various options for achieving the space you want. Once this is complete our architectural team will work with you to ensure we create the ideal solution to your space issues.

Because of the unique nature of our approach, no planning or approvals are required. We can be on site and installing within weeks. It takes less than one week to complete.

As part of this offer, we’ll also provide you with a full package of technical specifications and certifications to provide the necessary reassurances should you choose to sell your home in the future.

The Install

Day 1
  • Materials Delivered
  • Lay protective coverings throughout working and access areas.
  • Cut out and then bridle opening for loft ladder.
  • Strap floor (if reqd.) & fit chipboard flooring.
  • Lift remaining materials into attic.
  • Cover loft hatch.
  • Leave all areas tidy.

Day 2
  • Arrive on site and heat up product.
  • Lay protective coverings.
  • Spray foam at approx 100mm from eaves to apex both sides.
  • Spray both gable walls.
  • Check customer is satisfied, all areas are covered.
  • Sign off and tidy work area.

  • Lay protective coverings.
  • Strap ceilings and hanging post using distance screws.
  • Fit dwangs to catch edge of plasterboard.
  • Fit plasterboard to ceiling areas.
  • Install stud framework to both gable walls.
  • Fit plasterboard to gable walls.
  • Install loft ladder.
  • Clean all areas.
  • Remove debris from site.
  • Show client how to operate completed works.

  • All protective measures where required to minimise any disruption or damage to your property and all transportation

  • Up to 70sqm of sprayfoam insulation, sprayed at approximately 100mm thickness from the eaves to the ridge and external gable walls
  • All timber frame work supplied and installed using full structurally graded ‘C16’ timber
  • 22mm thick moisture resistant tongue and groove chipboard flooring
  • 12.5mm thick British Gypsum tapered edge plasterboard
  • All timber frame fixings, flooring fixings and plasterboard fixings are included
  • 70cm X 111cm Wooden loft ladder and hatch (height up to 280cm)
  • A full package of Energy Calculations, Condensation Risk Analysis calculations
  • All construction debris will be bagged and removed from your property
